ADU Floor Plans

THE PIERO WAS RECENTLY GIVEN SPECIAL RECOGNITION BY AIA CCC (AMERICAN INSTITUTE OF ARCHITECTS / California CENTRAL COAST CHAPTER) FOR INNOVATIVE DESIGN FOR AN ADU AND THE IMPRESSIVE RELATION OF CONCEPT TO PLAN.

The Piero

Use Case: Downsize / Financial Investment/ Hobby Space

Edith and Ted are minimalists and keen hobbyists. They wanted just enough space to lean into their hobbies, and a unique floor plan was created to give them just that. The design-oriented couple was leaned into big ideas and the playful nature of design. They moved into the ADU, creating long-term rental income from the two historical duplexes at the front of their property.

The Margarita

Use Case: Family Closeness / Aging in Place

Barbara wants to be close to her family. She decided to convert her existing garage to an ADU, allowing her daughter with her family to take over the larger home at the front of the property. She wants to help provide a comfortable home for them, and a retirement home for herself. A win/win for everyone.

The Moose

Use Case: Family Compound / Aging in Place.

Nick wanted to create a home for himself and his mom, Linda. He converted part of his barn into an ADU, designed to be together but separate from the main house. He also wanted to consider his retirement years, and have a future rental, creating living spaces that were both functional and comfortable.

The Ruby

Use Case: Investment / Vacation Home

Pat and Jyoti love the central coast, and the particular location of the property they purchased. They made a real estate investment, renting out the primary residence. The ADU will be their private-use vacation and home-away-from-home.

The Coco

Use Case: Love of winemaking / Vacation home / Vacation rental

Frank loves tinkering with making wine and traveling. He wants to create a viticulture tourism destination vacation rental, where guests could experience wine production firsthand. He dreamed up an ADU for him and his wife to stay in when visiting the wine region with the primary residence being a vacation rental and could also double as a larger vacation home for his full family to gather.

The Tuco

Use Case: Vacation Home / Vacation Rental

Tom wanted a vacation rental, a vacation home for both his immediate and extended family.

He decided that the primary residence would be a vacation rental, with the ADU being his vacation home, with a social and inviting open floor plan. When the full family gathers, they can use both the primary and accessory residences!

The Macie

Use Case: Financial Security / Downsizing

Marcos and Nina felt they had more space in their home than needed. Coming out of 2020, they also wanted to create more financial security. Downsizing their home, and creating a JADU was the perfect solution, checking both boxes for them.

The Luna

Use Case: Financial Investment / Aging in Place

Elena and Sergey were really planning for their retirement when they decided to convert their existing garage to an ADU. For now, the ADU provides great income as a long-term rental. In the future, when they retire, they would like to move into their lake house but have their ADU available to them for as-needed visits due to its proximity to healthcare facilities. They’ll then rent out the primary residence, increasing their rental income potential.

The Lola

Use Case: The love of Family gatherings / Retirement Plans

Tom and Tami love to gather with their family and friends. They have dreamed of a place they could retire in beautiful wine country, where they could enjoy the outdoors, and have frequent guests, and perhaps a wedding or two for their four adult children. The guesthouse was developed as part of an overall master plan to be a warm and inviting space for guests to enjoy and feel comfortable in.
